Hostel Business शुरू कर रहे उद्यमी को उस बिल्डिंग को अनेक अनुभागों जैसे लॉजिंग, डाइनिंग, बाथरूम, प्लेरूम, रसोई एरिया, कॉमन एरिया, रिसेप्शन एरिया , मनोरंजन एरिया ,  यदि आवश्यक हो तो बार इत्यादि में विभाजित करना होता है। बेड एरिया या शयन क्षेत्र के निर्माण एवं डिजाईन में उद्यमी इनोवेशन का इस्तेमाल कर सकता है क्योंकि इसमें उद्यमी का लक्ष्य कम से कम जगह में अधिक से अधिक विद्य्राथियों को बिना किसी तकलीफ के सुलाने के होना चाहिए ।

आम तौर पर अधिकतर हॉस्टल में मिश्रित बेड होते हैं जहाँ 40-50 विद्यार्थी आराम से सो सकते हैं । एक कमरे में 3-4 विद्यार्थियों के सुलाने की व्यवस्था की जा सकती है । कहने का अभिप्राय यह है की Hostel Business कर रहा उद्यमी अपने इनोवेशन आईडिया एवं उपलब्ध जगह के आधार पर हॉस्टल का सेट अप डिजाईन कर सकता है ।

4. आवश्यक लाइसेंस एवं रजिस्ट्रेशन लें:

Hostel Business शुरू करने के लिए जहाँ तक आवश्यक कानूनी परमिट या लाइसेंस की बात है इसके लिए ट्रेड लाइसेंस बेहद जरुरी है कहने का तात्पर्य यह है की  हॉस्टल का कारोबार चलाने के लिए सबसे पहले एक व्यापारिक लाइसेंस की आवश्यकता होती है । आम तौर पर इस व्यापारिक लाइसेंस को स्थानीय नगरपालिका निगम द्वारा Hostel Business करने वाले को जारी किया जाता है । वर्तमान में इस तरह के लाइसेंस के लिए, कोई स्थानीय नगरपालिका निगम की वेबसाइट के माध्यम से ऑनलाइन भी आवेदन कर सकता है ।

इसके अलावा हॉस्टल को Sarai Act 1867 के तहत भी रजिस्टर किया जाना चाहिए । Hostel Business शुरू करने के लिए नगरपालिका निगम से एक एनओसी (नो-ऑब्जेक्शन सर्टिफिकेट) की भी आवश्यकता हो सकती है । इसके अलावा उद्यमी को अपने बिज़नेस के बारे में स्थानीय पुलिस स्टेशन को भी सूचित करना आवश्यक होता है । इसमें आमतौर पर सभी कागजात और परिसर की परीक्षा शामिल होती है ।

Hostel Business  के लिए आवश्यक अन्य परमिट जैसे बिल्डिंग परमिट, अग्नि सुरक्षा मंजूरी, प्रदूषण नियंत्रण बोर्ड से एनओसी, बिजली बोर्ड से निकासी इत्यादि शामिल है । इन सबके अलावा पानी, स्वच्छता, प्रकाश व्यवस्था और सुरक्षा के लिए पर्याप्त उपाय किये गए हैं या नहीं के हलफनामे भी उपयोगी सिद्ध होते हैं । उपर्युक्त दिए गए परमिट के लिए उद्यमी को स्थानीय अग्निशमन विभाग, आपातकालीन सेवा विभाग, बिजली बोर्ड, नगर पालिका निगम इत्यादि पर आवेदन करना होगा ।

इन्हें उन अग्नि विभाग, आपातकालीन सेवा विभाग, या बिजली बोर्ड या नगर पालिका निगम कार्यालयों से प्राप्त किया जा सकता है जो हॉस्टल अर्थात छात्रावास के नज़दीक हैं । कई मामलों में, एक हलफनामे के लिए छात्रावास के मालिक को यह बताने की आवश्यकता है कि उन्होंने पानी, स्वच्छता, प्रकाश व्यवस्था और सुरक्षा के लिए पर्याप्त उपाय किए हैं या नहीं ।

यदि उद्यमी यानिकी Hostel Business करने वाला विद्यार्थियों या आगंतुकों को खाने की सुविधा भी मुहैया करा रहा हो तो उसे FSSAI License की भी आवश्यकता हो सकती है । इसके अलावा सालाना टर्नओवर छूट की सीमा से ऊपर होने पर जीएसटी पंजीकरण भी अनिवार्य हो जाता है ।

5. कर्मचारियों की नियुक्ति करें:

Hostel Business कर रहे उद्यमी को तरह तरह के स्टाफ की आवश्यकता हो सकती है इनमे Lodging Staff, Administrative Staff, Security Personnel, सफाई कर्मचारी, रसोइये इत्यादि की आवश्यकता हो सकती है । शुरूआती दौर में उद्यमी को कोशिश करनी चाहिए की वह दस से कम स्टाफ की नियुक्ति करे  क्योंकि दस से अधिक स्टाफ रखने की स्थिति में उद्यमी को अनेकों Compliance की कार्यवाही भी पूर्ण करनी होगी ।

और जब धीरे धीरे उद्यमी का बिज़नेस कमाई करने लग जाय तो उद्यमी अपने Hostel Business को विस्तृत कर सकता है और अपने कर्मचारियों को EPF, EPS, ESI, Gratuity इत्यादि की फैसिलिटी मुहैया करा सकता है । ध्यान रहे कर्मचारियों के वेतन से टीडीएस काटने के लिए उद्यमी को टेन नंबर की भी आवश्यकता हो सकती है ।

What is Hostel in Hindi : दोस्तों किसी भी व्यापार की शुरुआत करने से पहले उसके बारे में सभी जानकारी हासिल करना बहुत ही ज्यादा आवश्यक होता है। ठीक इसी तरह अगर आप नहीं जानते हैं कि हॉस्टल क्या होता है तो मैं आपको बता दूं कि वैसी जगह जहां पर बजट में विद्यार्थियों के रहने और खाने की व्यवस्था होती है वो हॉस्टल कहलाता है।

वहीं हॉस्टल एक अंग्रेजी शब्द है जिसका हिंदी अर्थ छात्रावास होता है। एक हॉस्टल को कुछ इस प्रकार बनाया जाता है जहां विद्यार्थियों के अनुसार कमरे, किचन और कुछ बाथरूम होते हैं। अब यहां खास बात ये है कि एक कमरे में दो - चार विद्यार्थी भी रह सकते हैं जिनका किराया कम होता है।

1. Hostel Business शुरू करने के लिए सही जगह

हॉस्टल व्यवसाय की शुरुआत करके आप कितने लंबे समय तक कमाई कर पाएंगे तथा कितना ज्यादा सफल होंगे ये इस बात पर निर्भर करेगा कि आपने किस Location से हॉस्टल बिजनेस की शुरुआत की है।

मेरे परिवार में हीं दो व्यक्तियों द्वारा हॉस्टल बिज़नेस किया जा रहा है और उससे मैंने ये सीखा है कि इस Business में सफल होने के लिए इसकी लोकेशन बहुत महत्त्व रखती है।

तो अगर आप एक सफल हॉस्टल व्यवसाय की शुरुआत करना चाहते हैं तो किसी ऐसी जगह पर इस व्यापार की शुरुआत करें जहां अगल बगल कोचिंग, संस्थान या कॉलेज हो। क्योंकि आपके Target Customers विद्यार्थी हीं है।

इसके साथ हीं आप चाहें तो Residential Area जो Coaching, Collage आदि से थोड़ी दूरी पर है वहां से भी Hostel Business शुरू कर सकते हैं। अब अगर आपका घर ही किसी ऐसी जगह पर है तो ऐसे में आप अपने घर से भी इस फायदेमंद बिजनेस की शुरुआत कर सकते हैं।

हॉस्टल के व्यापार के लिए जगह का चयन कर लेने के बाद उद्यमी को खर्चों का आकलन करना होगा या सीधी भाषा में बोलूं तो एक सटीक Business Plan तैयार करना होगा जिससे कि उद्यमी को ये पहले से पता रहे कि आने वाले समय में क्या-क्या चीजें करनी है और क्या-क्या चीजें नहीं।

3. छात्रावास सेटअप करें और सभी सामान खरीदें

इतना सब कुछ कर लेने के बाद उद्यमी को अपने हॉस्टल का सही तरीके से सेटअप करना होगा। Hostel में सबसे पहले आपको एक Office बनवाना होगा। फिर आपको ये तय करना होगा कि आप कितने विद्यार्थियों का हॉस्टल शुरू करना चाहते हैं या करने जा रहे हैं।

इसके बाद आपको सभी कमरे का सही तरीके से निर्माण करना होगा कि आप Single Bed वाले कितने कमरे रखेंगे और Double और Triple Bed वाले कितने कमरे होंगे। एक से अधिक Bed वाले कमरे थोड़े बड़े हों इसका आपको खास ध्यान रखना है।

वहीं आमतौर पर लोग शुरुआती समय में 30 से 50 विद्यार्थियों का Hostel शुरू करते हैं और आप भी इतने हीं विद्यार्थी से शुरू कर सकते हैं।

इसके बाद आपको Dining Area, Kitchen, Entertainment Area आदि का भी सेटअप करना होगा। सीधी भाषा में बोलूं तो आपको अपने हॉस्टल में विद्यार्थियों को जितनी अच्छी से अच्छी सुविधा हो सके देनी है और Charge भी उतना ही वसूलना है जितना अच्छा हो।

4. Hostel Business शुरू करने के लिए जरूरी लाइसेंस

मैंने ऐसे कई हॉस्टल ओर पीजी को देखा है जो कि बिना किसी Registration और Licence के चलाए जाते हैं, पर अगर आप इस व्यापार को लंबे समय तक चलाना चाहते हैं तो ऐसे में बिना रजिस्ट्रेशन और लाइसेंस के Hostel Business की शुरुआत ना हीं करें तो अच्छा होगा।

वहीं बहुत से विद्यार्थी के माता पिता भी वैसी जगह पर अपने बच्चों का दाखिला नहीं करवाते हैं जहां पर कानूनी प्रक्रिया को पूरा नहीं किया गया है। इसीलिए थोड़ी देर से ही सही पर सभी रजिस्ट्रेशन और लाइसेंस लेने के बाद ही आप इस फायदेमंद व्यापार (Hostel Business in Hindi) की शुरुआत करें।

हॉस्टल बिजनेस शुरू करने के लिए सबसे पहले आपके पास Trade Licence होना सबसे ज्यादा जरूरी है। Trade Licence लेने के लिए आप स्थानीय नगर पालिका से संपर्क कर सकते हैं। इसके साथ ही आजकल इसके लिए Online भी आवेदन किए जा सकते हैं।

इन सभी के अलावा आपको छात्रावास बिजनेस शुरू करने के लिए कुछ विभाग से NOC (No Objection Certificate) और GST Registration की भी आवश्यकता पड़ सकती है।

5. हॉस्टल व्यवसाय के लिए कर्मचारी की नियुक्ति

हॉस्टल एक ऐसा व्यापार है जिसे एक व्यक्ति द्वारा संचालित करना लगभग नामुमकिन है। अब ऐसे में आपको बहुत से कर्मचारी को काम पर रखना होगा। याद रखें कि किसी भी विभाग के कर्मचारी को काम पर रखने से पहले उसके काम को अवश्य देख लें कि वो अपने काम में कितना माहिर है।

आपको रसोई के लिए, साफ सफाई के लिए, प्रबंधन आदि के लिए कर्मचारी को काम पर रखना होगा। इसके साथ ही आपको हॉस्टल की रखवाली के लिए एक Guard को भी तनख्वाह पर रखना होगा।

वहीं इस व्यापार में आप ज्यादा से ज्यादा ये कोशिश करें कि जितना हो सके उतने कम कर्मचारी को काम पड़ रखें। क्योंकि शुरुआती समय में आप जितने ज्यादा कर्मचारी को काम पड़ रखेंगे याद रखें की आपको उन्हें उतनी हीं ज्यादा तनख्वा (Salary) भी देनी होगी।

वहीं एक और बात आपके कर्मचारी से हीं आपका Hostel Business से चलेगा तो उन्हें किसी भी तरह की दिक्कत ना हो इसका आपको खास ध्यान रखना होगा। मैंने ऐसे बहुत से लोगों को देखा है जो Business तो शुरू कर लेते हैं पर अपने Staffs को काफी दिक्कत देते हैं। आपको ऐसा बिल्कुल भी नही करना है।

6. Hostel Business का प्रचार प्रसार करें

आमतौर पर जब भी किसी व्यक्ति द्वारा बिजनेस की शुरुआत की जाती है तो वो Business तो शुरू कर लेता है पर उसकी सही तरीके से मार्केटिंग नहीं करता है। वहीं किसी भी व्यापार की शुरुआत करने के बाद उसकी सही तरीके से Marketing/Advertising करना बहुत ज्यादा है।

ज्यादातर लोग इस बात पर बहुत ज्यादा ध्यान नहीं देते हैं जिसका खामियाजा उन्हें अपने Business को कुछ समय बाद बंद करके भुगतना पड़ता है।

अपने बिजनेस का प्रचार प्रसार करने के लिए आप ऑनलाइन तथा ऑफलाइन प्लेटफार्म का सहारा ले सकते हैं। आज के समय में ज्यादातर लोग Online ही अपना सारा कुछ काम करते हैं तो ऐसे में आप तमाम Social Media Platforms, Google Maps तथा Justdial का इस्तेमाल कर सकते हैं।

2023 में Hostel Business से होने वाला मुनाफा और लागत

वहीं इस व्यापार में कमाई की बात करें तो सभी खर्च को हटा दिया जाए तब पर भी आप 30-40 विद्यार्थी के Hostel से महीने के ₹50,000 तक की कमाई (Profit) आसानी से कर सकते हैं।

वहीं अगर आप इस कमाई को बढ़ाना चाहते हैं तो ऐसे में आप अपने हॉस्टल के अलग-अलग लोकेशन पर Branch की शुरुआत कर सकते हैं। इससे आपकी कमाई में इजाफा होगा परंतु Hostel को सही से चलाने की व्यवस्था आपके पास होनी चाहिए।

अब अगर आप 30 हीं विद्यार्थी के हॉस्टल की शुरुआत करते हैं तो आपको 3-3.5 लाख रुपए तक निवेश करना पड़ सकता है। वहीं लागत बहुत हद तक इस बात पर भी निर्भर करेगा कि आप जगह लेने के बदले कितना अधिक किराया दे रहे हैं।

It’s important to do thorough research on backpackers hostels and understand its working. Let’s take a look at the aspects you need to consider in research.

a. Learn about hostel operations

Hostels operate on the model of self-service. This gives them an edge over hotels in terms of managing the staff.

In any hostel, the front office and housekeeping are two major operational areas. The front office staff focuses on managing the guests, their complaints, requests, bookings, and feedback. While the housekeeping staff is responsible to provide guests with a hygienic and organized stay. 

Most of the hostels have a kitchenette facility instead of a restaurant where guests can cook their meals, and clean the equipment they used.  

This helps hostels to focus more on engaging the guests and saves them excess operational costs. You must understand the SOPs (Standard operating procedures) and procedures of all the operations involved in running a backpackers hostel.

b. Research on geography and competitors

Before you invest in any business, it’s always recommended to learn about your location and competitors. This strategy is applicable to hostels as well. 

Learning about geography will give you an insight into which areas guests prefer to stay in. Most of the hostels are located near the top tourist spots of the city. 

It’s better to find a location that has emergency facilities within walking distance. Your hostel should not be in a crowded area, and neither on the outskirts of the city.

Hostel rooms are not limited to dormitories. Many properties now offer private rooms as well. Let me share one of my experiences with you.

A couple of years ago, I went on a solo trip to Jodhpur, a beautiful heritage city in India. I booked a backpackers hostel as I was travelling solo and expected a bed in the dormitory.

However, upon reaching there, they offered me a beautifully decorated private room having all the necessary amenities.

This made me realise that hostels have broken the stereotypical concept of bunker beds like military and boarding schools. 

So I would suggest you avoid operating your hostel with old conventional dormitories. Instead, have different variations in every room. 

For instance, you can classify them as per bed allocation, such as a six-bedded dorm, four-bed dormitory with AC, private room and so on.

As a matter of fact, these days considering women safety in mind, many hostels started offering a separate set of dormitories for them. 

f. Consider all the amenities and equipment you need 

Before purchasing any amenities or equipment for your hostel, check if they serve these two purposes:

  • Make your work easier
  • Cater to your audience

If it doesn’t serve any of them, do not consider purchasing it. Do not overfill your list with unwanted amenities, as it will impact your initial investments. Focus on basic and necessary ones.

While listing down equipment start with the basic ones, such as bunker beds, linen, room amenities, smart TV, lighting for decor, and so on.

g. Calculate your overall financial aspects

Now that our research is complete, we should head towards calculating our hostel’s startup cost. Although, this would be a tentative figure and the actual costs may vary. 

It could increase or decrease as per the ongoing scenarios. I would recommend you to calculate expenses by considering the higher costs of any investment you make.

It will give you the lowest amount that you will incur initially while starting a backpackers hostel.

h. Work on your tariff

Once you have your tentative investment and tariffs of the compset, you need to calculate your hostel’s minimum and maximum room rates. Depending upon the type of rooms, you can keep various tariff structures.

For instance, a six-bed dormitory and an eight-bed dormitory will have two different tariffs. The former will be at a lower price, while the latter one would have higher rates.

However, ensure that the tariffs are in the range as that of your compset. But, they should not be extremely low or else you will end up incurring a loss.

Phase 2 – Building your ideal hostel

After gathering all the data, it’s time for moving to Phase 2. At this stage, we will be focusing on setting up the architecture of your hostel. 

Let’s understand the steps involved to set up your backpackers’ hostel.

a. Find and create a perfect place for your hostel

Now, this is a tricky part. How would you select the perfect place for the hostel?

Well, that depends on multiple factors like:

  • Investment amount
  • Type of property (Old or new)
  • Space availability 
  • Types of rooms
  • The capacity of guests you can accommodate

After listing down the criteria, it’s time to find the perfect location for your hostel. There are two ways to do it:

  • You can either lease out a small property on a prime location and transform it into a hostel
  • Or you can build new premises from scratch.

Safety is one of the biggest concerns among solo travellers. Since you cater to this segment, you need to address their concerns.

After the pandemic, guests are sceptical about travelling and sharing rooms with strangers. Keeping that in mind, you need to make the necessary arrangements.

Smartly manage the space, so that it would adhere to the social distancing norms without affecting your ROI (Return on investment).

It is highly recommended that you should invest in fire safety equipment. Also, considering the rising concerns about women safety, you should install CCTV cameras at your hostel, to avoid any mishaps. 

c. Get all the license and permits

For managing any hospitality business, license, registrations and permits are a must. Although the list of documents varies from place to place, here’s the basic ones mandatory to run a hostel.

  • Registration certificate 
  • Rent agreement/lease of the premises
  • Fire safety certificate 
  • Local authority approval
  • Police verification certificate

Instead of running haphazardly, I would suggest hiring a lawyer (at a nominal cost) and get all the certifications done in a single go.

As far as the fire safety certification is concerned, you can obtain them from your local fire department, after they inspect your property. 

d. Shopping, shopping and shopping 

Finally, it is time to go on a shopping spree. You should start off with purchasing all the necessary amenities and commodities you have listed during the first phase. 

There is a slight possibility that you might drift off to buy fancy items for giving your hostel a unique look. But, I would recommend sticking to the budget and purchasing products of prime importance. 

The modifications in decor can be done later on. In this step, you should focus on buying only those things that are relevant to your list.

Phase 3 – Indulge in pre-opening activities

Now that your hostel is ready, you need to initiate pre-opening activities. Basically, this phase is to work on the steps that would make your guests’ stay flawless and memorable.

a. Bring in technology to your assistance

Honestly, without technology, managing any hospitality business is quite hectic. In this digital era, every task is managed online on a cloud-based platform. 

If you think of this, it would be difficult to handle bookings from all sources without any technological assistance. And it is not limited to managing bookings.

Various other tasks such as inventory management and rate distribution, reputation management, loyalty programs, and more are dependent on technology. To make your hostel operations hassle-free I would recommend you to invest in modern technologies.

You can start by investing in hostel management software . Once you begin to cater a decent amount of guests, you can vouch with other products, such as reputation management software , revenue management system and many more.

b. Outsource services from vendors

Outsourcing services save you time and money. You can’t have all the facilities available at your hostel.

Many hostels don’t have an in-house restaurant. In such cases, they partner with a local food outlet or any restaurant in the nearby vicinity.

It is beneficial because they would recommend their customers to book your hostel if they are looking for a property to stay.

I would advise you to partner with local transport operators like private bus or cabs, and activity providers located around your hostel. 

c. Staff that trains better performs better

The best part of hostels is that they are manageable even with bare minimum staff. That means, you don’t have to invest a heavy amount in hiring staff for your property.

Strategic partnerships with travel agents are always beneficial in the hospitality industry. Talking about the hostels, they need to establish a strong relationship with event and tour planners to bring in maximum guests.

किसी भी Business को शुरू करने से पहले Planning एक महत्वपूर्ण प्रक्रिया हैं और लिखित  Business Plan बनाना इस प्रक्रिया का महत्वपूर्ण हिस्सा हैं| Business Plan एक तरह से आपके बिज़नेस का नक्शा (Map) या Blueprint होता हैं जिसमें आपके बिज़नेस की सामान्य जानकारी, व्यवसाय के लक्ष्य और उन लक्ष्यों को प्राप्त करने का तरीका आदि  बातें लिखी होती हैं| बिज़नेस प्लान न केवल आपके Guide के रूप में काम करता हैं बल्कि Bank Loan , Startup Funding or Business Partneship आदि कई महत्वपूर्ण कार्यों  के लिए जरूरी होता हैं|

लगभग सभी तरह के Business Loans के लिए बिज़नेस प्लान बनाना बहुत जरूरी हैं नहीं तो Banks, Loan देने से मना कर सकते हैं|

Business Plan क्या है

कोई भी काम करने से पहले उसकी योजना बनाई जाती है। यही बात Business के ऊपर भी लागू होती है जहां इस योजना का लिखित रूप Business Plan कहलाता है। दरअसल Business Plan एक ऐसा Document है जो किसी नए Business के ‘क्या’, ‘क्यों’ और ‘कैसे’ जैसे सभी प्रश्नों का उत्तर देता है । जैसे :

  • हमारा Business क्या है ?
  • हम ये Business क्यों करना चाहते हैं
  • हम इस Business को कैसे करेंगे ?

इन सभी प्रश्नों के उत्तर हमे बिज़नेस प्लान के द्वारा मिलता हैं । प्रमुख रूप से Business Plan नये व्यवसाय के लिए होता है लेकिन कोई वर्तमान Business कुछ नया कर रहा है तो भी Business Plan बनाकर Business को आगे बढ़ा जा सकता है। Business Plan से सिर्फ Start-up नहीं बनती है बल्कि Business को Established भी करती है । समय-समय पर परिस्थितियों के अनुसार Business Plan में बदलाव भी किए जा सकते है।

Business Plan क्यों बनाया जाता है:

आप यह सोच सकते हैं कि Business Plan को बनाने की जरूरत क्या है। अपने Business Plan के माध्यम से व्यवसायी अपने निर्धारित लक्ष्यों का लिखित रूप और उन लक्ष्यों को प्राप्त करने के लिए वह क्या रणनीति बना रहा है, स्पष्ट रूप से बताता है। व्यावसायिक योजना या बिज़नेस प्लान निम्न उद्देश्यों के लिए बहुत जरूरी होता हैं:-

  • Bank में Business Loan के लिए Apply करना
  • अपने Small Business या Startup के लिए Venture Capital Firm या Crowdfunding जैसे अन्य तरीकों से Fund जुटाना
  • Business से सम्बंधित किसी भी प्रकार की Subsidy या कोई Scheme के लिए Apply करना
  • Business Partnership और फ्रेंचाइजी आदि के लिए

एक अच्छी तरह से बनाए गए Business Plan से न केवल Bank और अन्य बाहरी स्त्रोतों से वित्त ( Funding or Finance ) प्राप्त करना सरल होता है बल्कि Internal Operations में भी यह सहायक होता है।

How to Write a Good Business Plan –  अच्छा बिजनेस प्लान कैसे बनाए

किसी भी योजना का निर्माण बहुत सोच समझ कर किया जाता है। यही बात Business Plan बनाते समय भी लागू होती है। कोई भी व्यवसाय शुरू करने से पहले उसकी योजना Business Plan के रूप में तैयार की जाती है। इसलिए एक अच्छे Business Plan को बनाने से पहले कुछ बातों का ध्यान रखा जाता है। इनमें प्रमुख हैं :

  • इस Business Plan को बनाने का Core Objective क्या है ?
  • Business Plan को किन लोगों के लिए बनाया जा रहा है । अथार्थ इसे पढ़ने वाले लोगों में Investors या Bankers हैं जिनका धन व्यवसाय में Invest हुआ है ?
  • आपके Business Plan में क्या-क्या शामिल है?
  • आपको एक संक्षिप्त या विस्तृत Business Plan चाहिए ?

जब इन प्रश्नों का उत्तर मिल जाता है तो एक व्यवसायी अपना Business Plan बनाना शुरू करता है। किसी भी एक सफल और स्पष्ट Business Plan में निम्न विषयों पर Focus किया जाता हैं:-

1. बिजनेस का उदेश्य क्या है –  अच्छी तरह से डिजाइन किया हुआ Business Plan किसी भी व्यवसाय के उद्देश्यों को बता सकता है। इस Business Plan के माध्यम से व्यवसायी ने अपने भविष्य के लिए क्या योजना बनाई है, इसका पता चलता है । इन उद्देश्यों से व्यवसाय से जुड़े लोगों को क्या लाभ होगा, इसका ब्यौरा भी Business Plan से ही चलता है।

2. Business के स्पष्ट विवरण का वर्णन –  Business Plan के माध्यम से किसी भी व्यावसायिक इकाई के बारे में Complete Description का पता लगता है। इस Business Plan के द्वारा ही किसी अन्य व्यक्ति को यह पता चलता है की आपने अपना व्यवसाय कैसे शुरू किया था और आपका क्या उद्देशय है ।

3. व्यवसाय के उत्पाद और सेवाएँ क्या हैं –  Business Plan को डिजाइन करते समय व्यवसायी यह निश्चित कर सकता है की उसे किस प्रकार के Products का उत्पादन करना है और क्या Services देनी है।

4. मार्केट विश्लेषण में सहायक –  व्यवसायी जब Business Plan को बनाता है तो उससे पहले वह अपने संबन्धित बाजार का विश्लेषण (Market Analysis) भी कर लेता है। इस विश्लेषण के माध्यम से ही भविष्य में होने वाले फायदे और नुकसान के बारे में पता लग सकता है।

5. व्यावसायिक ढांचे का विवरण –  किसी भी व्यावसायिक ढांचे में उसके कर्मचारी और प्रबंधकीय क्षमता का पता लगता है। Business Plan को बनाने से Business Structure के बारे में भी पता लग जाता है।

6. संसाधनों का उपयोग –  किसी भी व्यावसायिक इकाई का सबसे अच्छा साधन उसमें लगाया गया धन और व्यवसायी का समय होता है। Business Plan को बनाते समय आपको यह निश्चय करना होगा की इन दोनों ही महत्वपूर्ण संसाधनों का उपयोग कैसे करना है।

7. लक्ष्य निर्धारण  –  किसी भी काम को सफलतापूर्वक करने के लिए उसका लक्ष्य का निर्धारण करना जरूरी है। Business Plan को बनाते समय व्यवसाय के लक्ष्यों का निर्धारण सरल हो जाता है ।

हालाँकि किसी भी Business Plan का कोई फिक्स फॉर्मेट नहीं हैं और इसे आवश्यकता के अनुसार अलग अलग तरीके से बनाया जाता हैं| सामान्यत: एक Business Plan के निम्न भाग होते हैं:-

Executive Summary – एग्ज़ीक्यूटिव संक्षेप

Executive Summary किसी भी Business Plan का पहला भाग होता हैं और इसके अंतर्गत Business Plan से सम्बंधित सभी महत्वपूर्ण बातों को सारांश के रूप में लिखा जाता हैं|  Business Naure, Legal Structure, Product or Services, Target Market, Business Model, Management Team,  Marketing Plan, Goals, Financial Projection, Fund or Loan Required आदि को संक्षेप में बताया जाता हैं|

बाकि के Business Plan का पूरा सार इस भाग में लिखा होता हैं, इसलिए भाग को सबसे अंत में बनाना बेहतर होता हैं|

Company or Business Overview – व्यावसायिक पृष्ठभूमि:

Business Plan के इस भाग में आपके व्यवसाय से सम्बंधित पूरी जानकारी को विस्तृत में लिखा जाता जैसे

  • व्यवसाय की प्रकृति
  • आप क्या बेचेंगे – Product or Service Description
  • आपका Target Market क्या हैं
  • व्यवसाय का Legal Structure यानि कि व्यवसाय एकल, साझेदारी या कंपनी हैं,
  • कर्मचारी और मैनेजमेंट टीम,
  • व्यावसायिक स्थल

इसके आलावा इस भाग में व्यवसाय के Product या Services से सम्बंधित सभी बातों को विस्तृत में लिखा जाता हैं जैसे:-

  • आपका प्रोडक्ट या सर्विसेज से कौनसी समस्या सुलझ रही हैं या यह लोगों के क्या काम आ रही हैं?
  • आपका product या services दूसरों से कितना अलग हैं?
  • लोग आपके Product को क्यों खरीदेंगे
  • आप अपने product को कैसे बनायेंगे और क्या वह तरीका सबसे बेहतर हैं?
  • क्या आपने प्रोडक्ट और सर्विसेज का Trademark, Patent आदि का रजिस्ट्रेशन करवा दिया हैं

Product/Service Description को अलग भाग में भी दिखाया जा सकता हैं|

  Market Analysis – बाजार विश्लेषण

इस भाग में आपके Product या Service के Target Market से सम्बंधित सभी महत्वपूर्ण बातों का एनालिसिस किया जाता हैं जैसे:-

  • टारगेट मार्केट, मार्केट साइज़ और Deemand
  • आप किसे बेचेंगे – Target Customer, उनका व्यवहार, वर्ग और खरीद शक्ति (Purchasing Power)
  • आपके competitors कौन हैं और उनके पास कितना Market Share हैं, उनकी शक्तियां और कमजोरियां
  • भविष्य में Demand और Market में होने वाले महत्वपूर्ण परिवर्तन

Marketing Strategy – बाजार रणनीति 

Business Plan का यह भाग बहुत महत्वपूर्ण माना जाता है। इस भाग में उन सभी नीतियों वर्णन होता है जो आप अपने Product and Services को कस्टमर तक पहुँचाने और Market Promotion के लिए प्रयोग में लाना चाहते हैं। इस भाग के अंतर्गत आपको निम्न बातों को निर्धारित करना होता हैं:-

  • आपके Product या Service मार्केट में अपनी जगह कैसे बनायेंगे
  • आपके Target Customer कौन हैं जो सबसे पहले आपके Product या Services में रुचि दिखायेंगे और आप उन तक कैसे पहुंचेंगे
  • आपकी Pricing Policy क्या होगी
  • आप अपने Product या Service को किस तरह से Promote करेंगे जैसे Direct Marketing, Advertisement Social Media etc.
  • आप किस तरह से अपने product या services को कस्टमर तक पहुंचाएंगे – डिस्ट्रीब्यूशन चेनल
  • आपकी Selling Strategy क्या होगी?

Operations – कार्यप्रणाली 

यह एक महत्वपूर्ण भाग हैं जिसमें Business Operations यानि कि “व्यवसाय कैसे चलेगा” इससे सम्बंधित सभी बातों की विस्तृत जानकारी होती हैं जैसे:

  • Business Place – आप किस जगह पर अपना व्यवसाय करेंगे| क्या आप जगह खरीदेंगे या किराये पर लेंगे|
  • Production Facility and System – आपके पास प्रोडक्शन फैसिलिटी किस प्रकार की हैं और क्या यह जरूरत के मुताबिक हैं|
  • Purchase Plan – आप अपने Inputs को किस तरह से खरीदेंगे और क्या यह सबसे बेहतर तरीका हैं
  • Production Plan – आप किस प्रकार अपने Product का उत्पादन करेंगे| Deemand के आधार पर या Estimates के आधार पर|
  • Workforce Structure and their roles – आपके कर्मचारियों के पद, कार्यक्षेत्र और उनकी जिम्मेदारियां
  • Systems and Information Technology – आपके व्यवसाय का मुख्य IT सिस्टम किस तरह का होगा
  • Store Facility – आप कितना Stock रखेंग और कहाँ पर रखेंगे|

Financial Analysis – वित्तीय योजना:

Financial Analysis  किसी भी Business Plan का सबसे महत्वपूर्ण हिस्सा होता हैं क्योंकि यह भाग आपके व्यवसाय की सारी महत्वपूर्ण बातों और Projection को फिगर्स या नंबर्स में प्रस्तुत करता हैं| इसी भाग से बैंक या वेंचर फर्म को आपके व्यवसाय की वित्तीय स्थिति और पूँजी की आवश्यकता का पता चलता हैं जिसके आधार पर Banks, लोन देती हैं और Venture Capital Firms, निवेश करते हैं| यह हिस्सा मुख्य रूप निम्न बातों पर केन्द्रित होता हैं:

  • आपको Business के लिए कितनी पूँजी या Fund की जरूरत हैं और इसका उपयोग कहाँ कहाँ पर करेंगे – Capital/Fund Requirement
  • आप इस पूँजी को कैसे जुटाएंगे – Loan, Venture Funding, Crowd Funding, Own Capital etc.
  • आप कितने वर्ष के लिए Loan लेंगे, इसकी Security क्या होगी और इसका पुनर्भुगतान कैसे करेंगे
  • आपके Business के Revenue/Income Sources क्या होंगे – Sales, Other Incomes

You don’t need to know every single aspect before starting a hostel. A lot can be learned along the way. Here’s what you need to know to get the key aspects right from the start.

Starting a business can feel overwhelming. So, how do you eat this huge elephant?

The answer is: One bite at a time.

By doing so, you’ll see daily progress and can tick off things on your to-do list more regularly. So, whenever you feel overwhelmed, step back and remind yourself to go step-by-step.

Alrighty, let’s go through the steps of this exciting journey!

#1 Choose Your Location

If you’ve read my article about how to choose your hostel’s location , you already know that “location, location, location” is a myth. What you should be looking for instead is “profitability, profitability, profitability!” – Hence, your location is only one piece of the overall goal.

There are 7 keys for choosing the perfect hostel location:

  • 1) Market & Competition: Is there a real need for another hostel?
  • 2) Attractions: Are there enough awesome things that attract hostel travelers?
  • 3) Transport Links & Property Access: Can travelers easily get to your hostel?
  • 4) Climate: How hard will you get hit by the seasons?
  • 5) Safety: Will your guests feel safe in this area?
  • 6) Knowledge & Language: How well do you know the area and language?
  • 7) Natural Disasters: How common are natural disasters such as flooding, earthquakes, etc.?

#2 Study Your Local Laws & Regulations

Zoning, permits, regulations, laws, and other rules… by far my favorite topic about hostels…. 😍

However, to prevent any future issues, it’s vital to know what you are and aren’t allowed to do. Unfortunately, local laws differ from country to country and even from city to city. Hence, I am unable to give you individual tips for your specific locations.

That’s why I recommend you get in contact with the authorities who are in charge as soon as possible:

  • Local zoning commission
  • Fire department
  • Building department
  • Health department
  • Disability department

By far the worst thing you can do is to start a hostel in an area that isn’t zoned for it. There are many stories on the internet where hostels got shut down by regulatory officials AFTER they’ve put months or even years of work into it.

Hence, be smart and know what you need to take care of beforehand.

#3 Decide Whether To Buy Or Lease A Property

If it’s your very first hostel, I highly recommend leasing a property instead of buying it.

There are several reasons for that:

  • 1) MUCH lower risks
  • 2) Higher likelihood of finding a great location
  • 3) Tax benefits

Your focus should be completely on building a successful business model while keeping your risks as low as possible.

Real estate investments and running a hostel are two completely different businesses . Both require special knowledge and are quite time-consuming.

#4 Choose A Property

Before opting for a specific property, it’s vital to get a “feeling” for the real estate market and its prices. Hence, I advocate you spend at least one month investigating the market and visiting as many properties as possible.

Don’t be the one who falls in love with the very first property.

While it’s good to be picky, at some point you should make a decision. Having visited a minimum of 10 different properties is a good starting point for making a final decision.

#5 Create A Business Plan

If you need funding, there’s no way around a formal written business plan with around 20-30 pages. If that’s the case, you’ll love my hostel business plan template .

Even if you don’t require financial support, I HIGHLY recommend going through the 5 essential steps of a business plan:

  • 1) Industry Analysis: State of the marketplace and current trends.
  • 2) Market Analysis: Target market research and competition analysis.
  • 3) Marketing Plan: Distribution channels, advertising, and pricing strategy.
  • 4) Human Resources: Organizational structure and job responsibilities.
  • 5) Financial Plan: Break-even point and profit-loss calculation for the first 3-5 years.

Especially the financial plan is a crucial part of your planning process. If your hostel isn’t profitable on paper the way you planned it, then stop BEFORE making any costly investments.

Some might argue that your hostel name isn’t that important. However, your name determines the very first impression a potential guest gets from your hostel. Hence, your marketing plan already begins with your name.

There are 8 rules for choosing a great name:

  • 1) Include “hostel”
  • 2) Evoke positive emotions → e.g. “Happy Hostel”
  • 3) Never include your personal name → e.g. “Kevin’s Hostel”
  • 4) Make sure the “.com” domain is available → e.g. happyhostel.com
  • 5) Never use special characters → e.g. & – # _ @ ’ $
  • 6) Keep it short (max. 19 characters)
  • 7) Check the availability of social media profiles
  • 8) Double-check copyrights and trademarks

#7 Register Your Business & Open A Bank Account

Before investing a single penny on your business, make sure you have registered your business and opened a separate business bank account.

This is one of several essential steps of your overall accounting duties. Besides making your purchases with your business credit/debit card, make sure to keep all the receipts.

If you’re new to hostel accounting , I highly recommend you make use of a certified public accountant (CPA) .

In my opinion, you can’t be too obsessive with your bookkeeping and accounting duties. An accountant will make sure you’re always on track with the ever-changing tax laws so you can focus on what you can do best: accommodating travelers.

Furthermore, make sure to apply for all necessary permits you need to have in order to operate your hostel. This can take up to several weeks or even months. It’s the early bird that catches the worm.

#8 Get Quotes For Hostel Insurances

In the eyes of insurance companies, hostels are quite new and complex to insure because of the many unknown risk factors.

As a consequence, most insurance companies do not insure hostels at all. Hence, be prepared to do research for some time to find a proper policy.

An independent insurance broker is your best chance to get your ideal offer in a time-efficient manner. However, make sure you trust the person and listen to your gut when opting for a broker.

Depending on your area, there are typically 3 major insurances you’ll have to take care of:

  • 1) Public Liability Insurance : Covers damages you’re liable for. Example: A guest slips your freshly cleaned bathroom tiles.
  • 2) Buildings Insurance : Protects the building, i.e. walls, ceilings, etc. against fire damage, water damage, and some natural catastrophes. Example: Your hostel catches fire and burns down.
  • 3) Contents Insurance : Protects everything inside your building, i.e. furnishing, devices, etc. against fire damage, water damage, natural catastrophes, and burglary.

#9 Plan Your Interior Design

When it comes to your interior design, you should consider the following three factors and in this order :

  • 1) What your guests want
  • 2) What your wallet wants
  • 3) What you want

To meet the first criteria, you inevitably have to get an in-depth understanding of what your guests really desire. If you don’t belong to this group yourself, I highly recommend a thorough target market research .

Don’t just assume you know their needs. You’ll be surprised by how different they are between different age groups.

Before receiving a single booking, I definitely recommend understanding what a property management system is and how it works.

However, besides the many disadvantages, I do recommend you sign up for Facebook, Twitter, and Instagram. These platforms are a great way for engaging with guests, finding staff and establishing social proof.

#14 Sign Up On Online Travel Agencies

Online travel agencies (OTAs) are the single most effective way to receive bookings online. However, there are more than 400 OTAs worldwide. So, which one should you choose?

#20 Set Up Systems

A hostel is a 24/7/365 business. Hence, it’s absolutely crucial to build systems that can work FOR you instead of having to lie in the trenches all the time.

When saying “systems”, I mean everything that makes you replaceable.

Even if you have no intention to sell your hostel right now, there WILL come a time when you’re either too old or have found a greater passion that you’d like to pursue. When – not if – the time comes, you’ll be glad you followed this advice.

Probably the worst thing you can do is trying to do everything on your own. It’s also the fastest way to burn out. Hence, ask yourself the following question:

  • If you had to leave your hostel in a matter of hours for 6 months to go overseas, would there be anything left to come back to?

 If you get that queasy feeling in your gut while thinking about the answer, you know what you need to work on.

In my opinion, the most important part is to do a thorough financial calculations. You’ve to know exactly how high your prices have to be for different occupancy rates in order to be profitable. Oh, and whatever you plan for maintenance – double it. And before you choose your location, visit every single hostel in the area and make notes what you like, dislike and how big they are. Not to copy them, but to get a feeling for the local “hostel standard” and how you can differentiate your hostel from others. The reason being, people judge your hostel based on their own expectations with others. Hence, if some people come from another local hostel to you, they HAVE to be surprised by how good yours is. This is what boosts your reviews and as a consequence, your occupancy.

When starting a hostel, I recommend burning all your bridges (i.e. going all-in). When you HAVE TO make it work, it WILL work. The pressure helped me enormously to stay focused even when things didn’t work the way I wanted.

Just one question: We’d like to be able to receive bookings on our website. So far, we only have a contact page. How do we get such a calendar etc. so that visitors can reserve a bed?

Hey, first and foremost: Great job! I like it and there’s not much to add in my opinion. Anyways, here are some of my thoughts: I’d personally place #19 at the very end and don’t focus on additional income streams in the first 1-2 years of operating the hostel. I think it’s too much of a hassle to do (too) many different things from the very start. Regarding #5 (creating a business plan): I think planning is important – no questions asked. However, I’ve seen plenty of people who used the “planning process” as an excuse to never actually start a business… So yes, do the planning, but at some point: Get going! I hope that’s helpful. Google Cloud, Bharti Airtel announce partnership to expand AI solutions in India via cloud adoption

Google Cloud and Bharti Airtel partner in India

Bharti Airtel and Google Cloud have announced a partnership to accelerate cloud adoption and deploy advanced AI solutions across Indian enterprises. This collaboration combines Airtel’s connectivity with Google Cloud’s AI technologies to serve over 2,000 large enterprises and one million emerging businesses in India.

Airtel and Google Cloud plan to modernise cloud services with this partnership, aiming to make cloud-based solutions more accessible to businesses across India. The partnership targets the growing Indian public cloud market, expected to reach $17.8 billion by 2027.

Airtel and Google Cloud will use Airtel’s data to create AI and machine learning solutions. These will include geospatial and voice analytics and marketing technologies that promise improved trend analysis, risk management, and consumer behaviour forecasting. Airtel has also developed an IoT solution for the utility sector that integrates connectivity, Google Cloud services, and application software, streamlining deployment processes.

To support these technological initiatives, Airtel has established a new managed services center in Pune with more than 300 professionals trained to specialise in Google Cloud technologies and digital services.

Gopal Vittal, MD & CEO of Bharti Airtel, highlighted the partnership's role in India's digital shift. "This collaboration with Google Cloud will help us deliver secure, scalable cloud solutions across various sectors," Vittal noted. 

Thomas Kurian, CEO of Google Cloud, emphasised the strategic importance of the partnership in enhancing Airtel’s customer service capabilities and expanding their services globally. Kurian said, “Our strategic collaboration with Airtel marks a significant milestone towards our commitment to accelerate cloud and AI adoption in India. Through this partnership, we aim to explore and build transformative solutions that can enhance Airtel’s customer experiences.”

Sony and Apollo’s Plan for Paramount: Break It Up

CBS and other well-known properties would be sold if Sony and Apollo were able to buy Paramount. But the new owners would keep the movie studio.

Shari Redstone helped build Paramount Global into a media empire, but if Sony Pictures Entertainment and the private-equity giant Apollo Global Management succeed in acquiring it, they plan to break it all up, according to three people familiar with the matter.

The plan would include auctioning off CBS, cable channels like MTV and the Paramount Plus streaming service, said the people, who asked not to be identified sharing private details. Paramount Pictures — home to blockbusters like “The Godfather,” “Top Gun” and the “Mission: Impossible” franchise — would be combined with Sony’s business.

Sony and Apollo, which made a nonbinding expression of interest in acquiring Paramount for $26 billion last week, are also likely to keep Paramount’s library of films and TV shows and the rights to well-known characters, including the Teenage Mutant Ninja Turtles and SpongeBob SquarePants. They have not yet outlined this plan to Paramount or its advisers.

A breakup of Paramount would represent a major changing of the guard in the entertainment industry. CBS and Paramount have been controlled by the Redstone family for decades, since the media mogul Sumner Redstone assembled the conglomerate in a series of audacious deals. His daughter, Ms. Redstone, championed a 2019 deal to reunite it, and she remains Paramount’s controlling shareholder.

Sony and Apollo are now engaging with Paramount’s financial advisers on next steps in their proposal, the people said. The two companies have not yet signed formal nondisclosure agreements or begun due diligence reviews, a process that could take weeks.

Though it’s still early, the two bidders have already begun to envision how a deal for Paramount could unfold. The two would likely operate the company as a joint venture controlled by Sony, with a minority stake owned by Apollo, the people said. Sony would look to combine the marketing and distribution functions of the Paramount movie studio with its own operations, and divest the rest of the properties.

Over time, Apollo could sell its stake in the joint venture back to Sony or to another buyer. It’s not yet clear just how large a stake Apollo would hold in the business, though the company plans to invest billions in the deal, one person said.

A breakup of Paramount is not a preferred outcome for Ms. Redstone, who would prefer the company to pass on to another buyer intact, a person familiar with her thinking said. But it wouldn’t necessarily be a dealbreaker if the offer was compelling, the person said.

There are other suitors. Skydance, a media company founded by the tech scion David Ellison, has been in discussions with Paramount for months about a potential deal. Exclusive negotiations between Skydance and Paramount lapsed last week, shortly after Sony and Apollo put in their expression of interest. But Skydance remains interested.

Sony and Paramount have different approaches to the entertainment business, and a deal would probably result in a U-turn for Paramount. Unlike Paramount, which streams its content on Paramount+, Sony licenses its movies and TV shows to companies like Netflix and Disney. Sony would probably not change that approach in a deal with Paramount and would most likely look to combine Paramount+ with a rival service, such as Comcast’s Peacock or Warner Bros. Discovery’s Max.

Sony has long pursued Paramount’s movie studio. Several years ago, Sony executives reached out to Paramount to see if the company would be willing to sell Paramount Pictures or merge it into a joint venture, but Paramount signaled it was interested only in a deal for the whole company. So when Apollo made a bid for all of Paramount this year, Sony decided to team up.

Any deal by Sony would face regulatory hurdles. Regulations restrict foreign owners from holding licenses for U.S. broadcast stations, which could prevent Sony — which is owned by the Japanese-based Sony Group — from owning CBS-affiliated TV stations. But they could divest the stations immediately, or have Apollo apply for the license. They are also considering other options for the stations.

The deal would also most likely require clearance from the Committee on Foreign Investment in the United States, the panel in Washington that scrutinizes acquisitions by foreign owners.

Sony and Apollo believe that when they decide to sell the Paramount assets , there could be many logical buyers, the three sources said. Warner Bros. Discovery, which does not own a broadcast network, could be a suitor for CBS. TV station groups like Nexstar and Tegna could be logical buyers for CBS’s owned and operated TV stations.

The hardest asset to sell would most likely be Paramount’s cable networks, like MTV and Nickelodeon, but those could be sold to a TV programmer looking for greater scale in negotiations with cable companies like Charter and Comcast.
